Residential, yes.

Commercial, I disagree. It depends on what purpose the fixture provides. For "bathing or washing" hot or [b]tempered water[/b] must be
provided. I believe "bathing or washing" is referring to restrooms.

No matter where it is, if it is required to be accessible it MUST be tempered, not hot. Going from memory from ANSI A117, I believe tempered is 80 to 110 degrees. I would not call 80 degrees...hot.

CSL, that''s where I''m at. I see no other reference for hot water requirements to fixtures other than what you quote from 607.1 (03IPC). I would consider "washing purposes" applying to lavs. Now I''m not a plumber by trade so I get into some interesting discussions with some of these old timers once in awhile. All that said if it''s up to me I say hot water is required at lavs regardless of location according to IPC. Some of these old timers are harder to convince!

I must correct myself. Above I quoted "washing purposes" I intended on quoting "cleansing" in the 2nd sentence of that sect. referring to nonresidential occupancies.

Since "washing" is bulked with "bathing", I would consider "washing" to be lav''s

Since "cleaning" is bulked with culinary, laundry and maintenance, I would consider "cleaning" not to be referring to people.

Inspector vs. old-time plumbers...guess who gets to make the interpretation!!

old-time plumbers don''t always keep up with ever-changing codes, that''s your job...whether they like it or not.

Food service does not have anything to do with it. Residential/non-residential does not have anything to do with it. Per ''03 IPC 617.1 "Tempered water shall be delivered from accessible hand-washing facilities." Also, you do not have to go to ANSI to define "tempered". IPC defines it as "Water having a temperature range between 85?F (29?C) and 110?F (43?C)."

By the way, just when the old timers get this one figured out, ''06 IPC changes it up again, with the reference to accessible fixtures going away.

In CA and states using the UPC
Arizona,Maine,Minnesota,Nevada,Oregon,Texas,Washington

Not required in nonresidential uses, unless you are a food service facility.

You can go nail that

Maniac has nailed right on the head. UPC health care and food sercice have to have hot water the rest just have to have potable water.

Tempered water (range 85 to 110 degrees)required for lavs.Temp limiting device required meeting ASSE 1070 (limit to 110 degress). See 607.1 and 416.5

Minnesota requires hot water, but we have no discription of how hot the water has to be.
