ALL homes in NY State with three or more stories shall be equipped throughout with an automatic sprinkler system installed in accordance with NFPA13D

Lot area coverage is a local issue. Usually governed by zoning legislation or rules. Nothing to do with building codes. Check with your local jurisdictional authority.

Current residential building codes require sprinkler protection in all residential construction but many jurisdictions have ammended codes to delete such requirements. Again, check with your local government entity.

I am designing a single family house. 2 stories + 1 story living attic. Does it require sprinkler system? its at R2A zoning in NYC. If i built a detached garage, will it count on lot area? also, if the new garage can add me 300 SF on FAR?
