The Ohio Board of Building Standards (BBS) adopts the statewide building code rules in Ohio under the Ohio Administrative Code (OAC Title 4101), which reference the national model codes with Ohio-specific amendments.
As of March 1, 2024, Ohio’s commercial code updates became effective: the 2024 Ohio Building Code (OBC), Ohio Mechanical Code (OMC), Ohio Plumbing Code (OPC) and Ohio Existing Building Code (OEBC) adopt the 2021 editions of the national model codes with Ohio-specific modifications. Local jurisdictions must enforce these rules once certified by the BBS, ensuring uniform baseline standards across the state.
