ICC Guideline 13 (G13)

G13 – High Density Multifamily Housing ("Middle Housing")

Abstract:  The guideline will focus on interim solutions that designers, builders, and jurisdictions may implement using existing IBC provisions, as well as emerging concepts currently under consideration through the code development process. This guideline is intended to be a living document and will continue to evolve until the committee, in coordination with the BCAC, has achieved a sustained level of completeness in the corresponding IBC updates.

The committee will coordinate with the appropriate subgroup(s) of the BCAC and FCAC to ensure that relevant recommendations, updates, and proposed changes are appropriately advanced into the I-Codes.

The committee is governed by CP-33 Guideline Development

2026.03.20 | ICC Establishes the G13 Committee

ICC established a guideline to develop interim guidance associated with High-Density Multi-Family Housing ("Missing Middle").   While significant information pertaining to this housing type already exists in the IBC it is not always clear what sections apply and where to suggest updates during the code development process.   This guideline committee will help facility this effort and feed suggestions for improvements to the I-Codes through the appropriate CACs and associated subgroups.

2022.02.11 | Significant changes to two-family dwelling separation in the 2021 International Residential Code

The change states that the prescribed fire-resistance-rated separation between two dwelling units in a single building is not affected by the presence of a lot line between the units.  (Associated BSJ Article)

 

2020.02.15 | HUD proposes new rule recognizing additional building codes and standards to encourage more housing development

The U.S. Department of Housing and Urban Development (HUD) announced a proposed rule that would recognize additional sets of standards and model building code editions that, when followed in the design and construction of new multifamily housing, will ensure compliance with the accessibility requirements of the Fair Housing Act.  (Associated BSJ Article)
